Tips for Buying a New Construction Home in Elk Grove

  • Bring your own agent on your first visit. Many builders only work with your agent if you register then. The sales team represents the builder, not you.
  • Compare the total monthly cost. HOA dues, special assessments or Mello-Roos, solar lease vs. purchase, and lot premiums can change the real cost more than the base price.
  • Ask about incentives. Rate buydowns and closing-cost credits often require the builder’s lender and change often.
  • Confirm solar terms. Some Elk Grove builders include solar in the price; others lease or sell it separately.
  • Get an independent inspection before drywall and before closing.

As of November 2026, builder sites list starting prices from $560,950 at Richmond American’s Cherry Knolls (Morello plan), $636,990 at Beazer’s Lilly (Jasmine plan), $727,990 at Lennar’s Symphony collection at Arbor Ranch, and $790,900 at Risewell’s Bungalows at Arbor Ranch (Plan 4004). Final pricing depends on plan, lot, and options.

Which builders are building new homes in Elk Grove right now?

This guide covers Richmond American Homes (Cherry Knolls), Beazer Homes (Lilly), Lennar (Arbor Ranch), and Risewell Homes (The Bungalows at Arbor Ranch). Beazer also lists Poppy Meadows in Elk Grove, and KB Home lists Highland at The Grove.

Is there an HOA or Mello-Roos on new homes in Elk Grove?

It varies by community. Risewell states there is no HOA fee at The Bungalows at Arbor Ranch. Lennar lists an approximate tax rate of about 1.05% and approximate special assessment fees at Symphony at Arbor Ranch. Always ask the builder for the exact HOA dues, special taxes (including any Mello-Roos), and total tax rate on the specific lot before you sign.

Do I need a real estate agent to buy a new construction home?

It isn’t required, but it’s highly recommended. The sales team represents the builder. Many builders compensate buyer’s agents, so representation is often at no extra cost to you (builder policies vary). Register with your own agent on your first sales-office visit.
