Moving to Marysville, CA (2026): Cost of Living, Commute, Neighborhoods and What to Know Before You Relocate
Thinking about moving to Marysville from the Bay Area, Sacramento or Southern California? The short answer: Marysville’s median home value is about $292,300, roughly 45% below Sacramento County and well under half of Los Angeles, Orange and Bay Area counties, according to Census estimates. You sit inside a ring levee at the Yuba County seat, about 51 minutes from downtown Sacramento with no traffic, right across the Feather River from Yuba City.
I know this kind of move firsthand. My family and I relocated from Southern California to the Yuba-Sutter area, and today we live in Browns Valley, where my kids go to school in the Yuba-Sutter Foothills. Below I walk through home values, rents, commute times, how Marysville’s neighborhoods feel and the questions I get most from people relocating here. Every number links to its source.
Key Takeaways: Moving to Marysville, 2026
- Home values: Marysville’s median home value is $292,300 (Census ACS 2020-2024), compared with $434,600 in Yuba City, $534,200 in Sacramento County and $1,394,500 in San Francisco.
- Rent: median gross rent in Marysville is $1,295 a month, versus $1,790 in Sacramento County and $2,857 in Santa Clara County.
- Commute: by my OSRM estimate with no traffic, downtown Sacramento is about 51 minutes from downtown Marysville, Sacramento International Airport about 49 and Beale AFB about 32.
- Before you buy: check the FEMA flood zone and insurance quote for the exact address, and drive your real commute at rush hour.
Where Is Marysville, and Why Are People Moving Here?
Marysville is the county seat of Yuba County, in the northern Sacramento Valley, about 40 miles north of Sacramento. It sits on the east bank of the Feather River, right across from Yuba City, and a ring levee surrounds the city. The 2020 Census counted 12,844 residents in Marysville. You can get the full local picture in my Marysville neighborhood guide.
Most people I talk to are looking at Marysville for some mix of these reasons:
- A lower entry price than Yuba City, Sacramento or the Bay Area and Southern California markets they are leaving.
- A walkable historic downtown with older homes, brick commercial buildings and a National Register historic commercial district.
- A short hop to Beale AFB, Linda and Yuba City, with Highway 70 running through town.
- A smaller city feel inside the levee, with orchards and foothill acreage a short drive out.
What Does a Home Cost in Marysville Compared With Where You Live Now?
The Census Bureau’s American Community Survey asks owners what their home is worth. Those estimates trail the market and are not sale prices, but they are the best apples-to-apples way to compare places. Here is how Marysville stacks up against Yuba City, nearby communities and the areas most of my relocation clients come from.
| Area | Median home value | Median household income | Mean commute |
|---|---|---|---|
| Marysville | $292,300 | $56,430 | 28.3 min |
| Yuba City | $434,600 | $75,477 | 26.9 min |
| Linda | $371,700 | $72,776 | 30.1 min |
| Olivehurst | $384,500 | $83,214 | 34.6 min |
| Yuba County | $412,300 | $76,373 | 32.4 min |
| Sacramento County | $534,200 | $92,175 | 27.3 min |
| Placer County | $688,100 | $115,998 | 27.4 min |
| Los Angeles County | $834,200 | $90,112 | 30.4 min |
| Orange County | $962,600 | $116,289 | 26.7 min |
| Alameda County | $1,090,100 | $129,367 | 31.0 min |
| San Francisco | $1,394,500 | $140,970 | 30.4 min |
| Santa Clara County | $1,490,600 | $164,281 | 26.2 min |

Mean commute is Aaron Rose’s calculation: aggregate travel time divided by workers who commute. Marysville’s value estimate has a wider margin of error (±$21,836) because the city is smaller.
Put another way, Marysville’s median home value is about 45% below Sacramento County, 33% below Yuba City, 65% below Los Angeles County and 79% below San Francisco. For a side-by-side of the two cities, see my Yuba City vs. Marysville comparison.

Is the Cost of Living Lower Overall?
Housing is the biggest difference. Incomes are lower here too: Marysville’s median household income is $56,430, compared with $92,175 in Sacramento County and $164,281 in Santa Clara County. If you are keeping a Bay Area or Sacramento paycheck while working remotely, your housing dollars stretch further. If you plan to find a local job, compare pay as carefully as you compare home prices.
Don’t forget the costs that change with the address: flood insurance in some zones, property taxes and any special taxes, and HOA dues in some nearby newer neighborhoods. My guide to Yuba County property taxes and Mello-Roos explains how California property taxes are figured.
What This Means If You Want to Buy
Your budget goes further here, but compare the full monthly cost, not just the price.
- Get pre-approved with a local lender in mind. The 2026 conforming loan limit for a one-unit home in Yuba County is $832,750, per the FHFA, so most Marysville homes fit a conforming loan.
- Ask for the flood zone and an insurance quote early. My flood zone guide shows how to check an address, and Marysville has its own ring levee story (more below).
- Look at homes before you list your current one, so you know what your equity buys. You can search homes for sale on my site any time.
How Long Is the Commute From Marysville?
Marysville sits on Highway 70, with Highway 20 and Highway 99 a short hop across the river in Yuba City. I ran drive times from downtown Marysville with the OSRM routing engine on OpenStreetMap data. These are no-traffic estimates, so add time for rush hour.
| Destination | Drive time | Distance |
|---|---|---|
| Yuba City | 3 minutes | 2 miles |
| Linda | 8 minutes | 4 miles |
| Beale AFB | 32 minutes | 18 miles |
| Sacramento Airport (SMF) | 49 minutes | 38 miles |
| Roseville | 48 minutes | 35 miles |
| Grass Valley | 48 minutes | 34 miles |
| Downtown Sacramento | 51 minutes | 42 miles |
| Auburn | 55 minutes | 38 miles |
| Oakland | 2 hours 22 minutes | 118 miles |
| San Francisco | 2 hours 31 minutes | 124 miles |
| Los Angeles | 7 hours 51 minutes | 424 miles |

One thing that surprises people: the Census mean commute for Marysville workers is 28.3 minutes, close to Sacramento County’s 27.3 and shorter than Alameda County’s 31.0. Many residents work locally, while others make the longer drive south. A daily round trip to the Bay Area is a long day, so most people I work with who keep Bay Area jobs are remote or hybrid. If you work at Beale, my guide to buying near Beale AFB has drive times from the base to nearby communities.
What Are Marysville’s Neighborhoods Like?
Marysville is a compact city inside the levee. According to the same Census data, about 46% of housing units are detached single-family homes, about 29% are in buildings with five or more units, and the median home was built in 1968. That mix is older and denser than Yuba City, where about 68% of units are detached single-family homes and the median home was built in 1984. Rather than rank neighborhoods, here is how I help relocating buyers think about the options:
Historic Downtown and Older Streets
Brick commercial buildings, Victorian and early 20th-century homes, and a walkable core. The Marysville Historic Commercial District is listed on the National Register of Historic Places (NRHP #99000692), and the Bok Kai Temple is California Historical Landmark 889. Expect more variety in style and condition, so inspections matter.
Residential Blocks Inside the Levee
Tree-lined streets of older single-family homes and small multifamily buildings fill most of the city. Inventory turns over slowly, and floor plans, parking and updates vary a lot from block to block.
Nearby: Yuba City, Linda, Olivehurst and Beale
Many buyers compare Marysville with Yuba City across the river, Linda and Olivehurst just south and east, and homes near Beale AFB. Linda’s median home value is $371,700 and Olivehurst’s is $384,500, both above Marysville’s city figure. For a deeper Yuba City move, see my Moving to Yuba City relocation guide, and for the southern valley towns see Plumas Lake vs. Olivehurst.
Rural and Foothill Acreage Nearby
Orchards, farmland and foothill acreage sit outside the levee, and Browns Valley is a short drive east. Rural property is my strong suit, and it comes with its own checklist: wells, septic, zoning, access and fire insurance. My guide to buying land or a rural home in Yuba County covers it, and you can explore the Browns Valley guide.
What Should You Know Before Relocating to Marysville?
- Flood risk and the ring levee. Marysville is surrounded by a 7.6-mile Marysville Ring Levee. Per reporting on the project, the levee protects more than 12,000 people, engineers say it meets the one-in-100-year standard, and FEMA certification was getting underway; California’s separate 200-year standard was still under review. Your lender and insurer still go by the FEMA flood zone for each address.
- Water service. Marysville is served by the California Water Service Marysville District, which has supplied the city from groundwater wells since 1930.
- The weather. Like the rest of the Sacramento Valley, summers are hot and dry and winters are mild and wet. Plan for air conditioning costs and shade.
- A smaller, older housing stock. Fewer brand-new subdivisions inside the city means more older homes, more inspections and more renovation decisions.
- Visit at different times. Drive the area on a weekday morning, a weekend and after dark before you choose a street.
- First-time buyer? My first-time buyer guide for Yuba County covers loan limits and closing costs.
What This Means If You Want to Buy From Out of the Area
You can do most of a long-distance purchase remotely, but plan one visit.
- Start with video tours to narrow the list, then plan a weekend to see your top homes and drive the commute.
- Write your contingencies around your move, including inspection, appraisal and loan timelines that fit your current lease or sale.
- Use local guides. Get my free local guides for Marysville and the surrounding towns.
What This Means If You Want to Sell
Most relocating buyers are also selling a home somewhere else, and the timing is the hard part.
- Decide which comes first. Selling first gives you a firm budget; buying first may require a contingent offer or bridge financing.
- Already in Yuba-Sutter and moving away? Price your home against recent sales in your exact pocket of town, not just citywide medians.
- Know your number. Get a free home value estimate, or call me at 530-755-8479 or text me.
