Tips for Buying a New Construction Home in North Natomas

  • Bring your own agent on your first visit. Many builders only work with your agent if you register then. The sales team represents the builder, not you.
  • Compare the total monthly cost. HOA dues, community assessments or Mello-Roos taxes, and lot premiums can change the real cost more than the base price.
  • Ask about incentives. Rate buydowns and closing-cost credits often require the builder’s lender and change often, so we verify what’s live that week.
  • Ask about flood zone and insurance. Natomas is a basin surrounded by about 42 miles of levees, with upgrades still underway, so ask the builder and your insurance agent whether flood insurance is required or recommended for the lot.
  • Get an independent inspection before drywall and before closing.

Frequently Asked Questions

How much do new construction homes cost in North Natomas?

As of November 2026, builder sites list starting prices from $523,990 at Lennar’s Waters Edge, $536,454 at Tri Pointe’s Terrace Park, $550,990 at Lennar’s Northlake (Shor collection), and $586,710 at Risewell’s Cottages at Natomas Landing. Final pricing depends on plan, lot, and options.

Which builders are building new homes in North Natomas right now?

This guide covers Lennar (Northlake and Waters Edge), Risewell Homes (Natomas Landing), and Tri Pointe Homes (Terrace Park). Meritage Homes (East Village) and Next Generation Capital (Northpointe Reserve) also list communities in the 95835 ZIP code.

Is there an HOA or Mello-Roos on new homes in North Natomas?

It varies by community. Tri Pointe states there is no HOA at Terrace Park but lists community assessments of about $280 a month and a tax rate of about 1.1687%. Lennar lists approximate HOA fees of $97, a tax rate of about 1.14%, and special assessment fees at Northlake. Ask the builder for the exact HOA dues, special taxes, and total tax rate on the specific lot before you sign.

Do I need a real estate agent to buy a new construction home?

It isn’t required, but it’s highly recommended. The sales team represents the builder. Many builders compensate buyer’s agents, so representation is often at no extra cost to you (builder policies vary). Tri Pointe, for example, requires your agent to accompany and register you on your first visit.
