Lake Wildwood vs. Lake of the Pines: Buying in Nevada County's Gated Lake Communities (2026)

by Aaron Rose

Lake Wildwood and Lake of the Pines are Nevada County’s two big gated lake communities, and buyers who want lake living in the foothills almost always ask me to compare them. The short answer: Lake Wildwood, west of Grass Valley near Penn Valley, has the larger lake and lower Census home values, while Lake of the Pines, off Highway 49 between Auburn and Grass Valley, has higher home values and a much shorter drive to Auburn and Sacramento.

Below, I compare the two on HOA dues and what they cover, CC&Rs and rental rules, the lakes and amenities, home values, fire and insurance, commutes, schools and who lives there. Every number links to its source.

Key Takeaways: Lake Wildwood vs. Lake of the Pines, 2026

  • Lake of the Pines has higher home values: the Census median value of owner-occupied homes is $664,300 in Lake of the Pines and $551,800 in Lake Wildwood (ACS 2020-2024).
  • Lake Wildwood has the bigger lake: a 285-acre private lake with 7.5 miles of shoreline, compared with Lake of the Pines’ 232-acre lake and five miles of shoreline (association figures).
  • HOA dues are real money: Lake Wildwood’s 2026-27 general assessment is $3,721 per lot. Lake of the Pines does not post its current per-lot assessment publicly, so get it in writing during escrow.
  • Lake of the Pines is closer to Auburn and Sacramento: about 26 minutes to downtown Auburn and 65 minutes to downtown Sacramento without traffic, compared with about 53 and 92 minutes from Lake Wildwood.
  • Fire insurance is the big due-diligence item in both: check the CAL FIRE hazard zone for the parcel and get insurance quotes before you remove contingencies.

Lake Wildwood or Lake of the Pines: What Is the Quick Answer?

Both are private, gated, lake-centered communities run by a homeowners association, and both are mostly single-family homes. Use this quick guide:

  • Choose Lake Wildwood if you want the larger lake, five sandy beaches, a quieter setting west of Grass Valley and a somewhat lower price point.
  • Choose Lake of the Pines if you commute toward Auburn, Roseville or Sacramento, want to be close to Highway 49 shopping and services, and are comfortable at a higher price point.
  • Look at both if you mainly want gated lake living in the foothills. The two are about 25 miles apart by road, roughly a 45-minute drive.

Which Community Has Lower Home Prices?

Lake Wildwood is generally the lower-priced of the two. The Census puts the median value of owner-occupied homes at $551,800 in Lake Wildwood, below the Nevada County median of $621,800, and at $664,300 in Lake of the Pines, above it.

Recent sales point the same way for Lake Wildwood. That month had only 6 closed sales, so treat it as a snapshot. Lakefront and lake-view homes in either community sell well above the medians.

How Much Are the HOA Dues, and What Do They Cover?

Lake Wildwood: $3,721 per Lot for 2026-27

Every lot in Lake Wildwood belongs to the Lake Wildwood Association. According to the Association’s 2026-27 annual budget disclosures, the regular assessment is $3,721 per lot per year, up from $3,648, and the Board does not expect to levy any special assessments during the 2026-27 fiscal year.

Dues support the shared amenities and services the Association lists: the private lake and its five beaches, marina, parks, pool, clubhouse, community center, 32 miles of paved roads and 24-hour staffed security at both entry gates. Some activities, such as golf, carry their own fees.

Lake of the Pines: Ask for the Current Budget

Lake of the Pines Association assessments fund the community’s operations and its capital reserve, according to its fees and charges policy. That policy also says golf, pool, food and beverage, lake and recreation programs carry separate user fees meant to offset their costs. The Association’s reserve policy targets a 40% funded reserve, and its collection policy lets owners pay monthly, twice a year or once a year.

I could not find the current per-lot assessment posted on the Association’s public website, so get the exact figure from the seller’s HOA documents before you commit.

What Should I Ask For in Escrow?

In California, the seller must give you the HOA’s governing documents, current budget, reserve information, assessment amounts and any pending special assessments (Civil Code 4525), and associations prepare an annual budget report for members (Civil Code 5300). Read them during your contingency period, not after.

What Do the CC&Rs and Rules Cover?

Both communities are governed by CC&Rs (covenants, conditions and restrictions), bylaws and association rules. Lake of the Pines posts its governing documents, including its CC&Rs, rules and environmental standards, on its website. In both communities, expect architectural review before you build, remodel or change a home’s exterior.

If you might rent the home out, read the rental rules closely. Under Lake of the Pines’ owner-tenant policy, tenants must register with the Association within five days of moving in, the owner pays a tenant administrative fee, and an owner who wants to keep using the amenities while a tenant lives in the home pays an extra dual-usage fee. Lake Wildwood has its own rules, so ask for them in escrow.

What This Means If You Want to Buy

Dues, rules and the lake itself will usually narrow this down quickly.

  • Add HOA dues to your monthly budget. Lake Wildwood’s $3,721 a year is about $310 a month before any amenity fees.
  • Ask for the full HOA package early, including the budget, reserve study, rules and any planned special assessments.
  • Planning to rent the home later? Read the rental and tenant rules before you write an offer.
  • Explore Lake Wildwood in my Lake Wildwood neighborhood guide, or nearby Penn Valley.

What Schools Serve Each Community?

Lake Wildwood is in the Penn Valley Union Elementary School District and the Nevada Joint Union High School District; its public elementary schools are Williams Ranch and Ready Springs. For Lake of the Pines, the Association notes that Cottage Hill Elementary School, Magnolia Intermediate School and Bear River High School are just outside its gates.

Attendance lines can change, and both areas have charter options. Confirm the assigned schools for a specific address with the district before you buy.

What About Fire Risk and Homeowners Insurance?

Both communities are in the wooded Sierra foothills, so wildfire exposure and insurance are the most important checks. In Lake Wildwood, our check of CAL FIRE’s State Responsibility Area map found roughly 40% of the area in a Very High fire hazard severity zone, 30% High and 30% Moderate. For any parcel in either community, look up the zone on the CAL FIRE fire hazard severity zone viewer and in the Natural Hazard Disclosure report.

For a home in a High or Very High zone, California’s defensible-space disclosure rules apply at sale (Civil Code 1102.19). Get insurance quotes during your inspection period. If standard carriers decline, the California FAIR Plan is the state’s insurer of last resort, usually paired with a separate difference-in-conditions policy. My Nevada County defensible space and fire insurance guide walks through it.

Flood Zones and Water Service

Lakefront lots can touch a mapped flood zone, even though our check of FEMA’s maps found under 1% of Lake Wildwood’s land, excluding the lake, in a Special Flood Hazard Area. Check any address on the FEMA Flood Map Service Center. Lake Wildwood’s treated water comes from the Nevada Irrigation District; in either community, confirm the water and sewer provider and fees for the specific lot.

Who Lives in Lake Wildwood and Lake of the Pines?

Both communities skew older and are mostly owner-occupied. The median resident age is 57.3 in Lake Wildwood and 53.1 in Lake of the Pines, compared with 50.1 countywide, and about 85% and 88% of households own their homes. Lake of the Pines’ median household income of $121,682 is well above Lake Wildwood’s $85,771 and the county’s $89,882.

Homes in both are mostly detached single-family houses (94% in Lake Wildwood and 96% in Lake of the Pines), and the median home was built in 1983 and 1980, so many homes are now 40 or more years old. Budget for a thorough inspection, including the roof, decks and any docks.

What This Means If You Want to Buy

A few checks before you write an offer will help you choose the right community and the right home.

  • Get insurance quotes first, before you remove contingencies, and check the CAL FIRE zone for the parcel.
  • Read the HOA budget and reserve study to see whether a special assessment could be coming.
  • Drive the commute at the hour you would actually travel, including the gate.
  • Confirm schools, water and sewer for the specific address.
  • Have questions? Call me at 530-755-8479 or text me, and I will help you compare homes in both communities.
