The 2020 Census counted 5,158 residents and 2,657 housing units on about 3.1 square miles. That makes it far larger than the Penn Valley CDP next door, which has 1,593 residents.

What is the history of Lake Wildwood?
The Lake Wildwood Association was incorporated on November 26, 1968, according to California HOA registry data. A local history blog drawing on Penn Valley Chamber material says Boise Cascade bought the ranch land in 1967, began building the dam, roads, golf course and marina in 1969, and filled the lake that year. Treat those development dates as local history rather than official record.

Things every buyer should know in Lake Wildwood
Fire hazard zones and insurance
Lake Wildwood lies in the State Responsibility Area, where CAL FIRE is responsible for wildland fire protection. Our check of CAL FIRE's SRA map against the 2020 Census boundary found Very High ≈40%, High ≈30%, Moderate ≈30% of the area. Percentages are approximate. Because High and Very High zones are mapped here, check the defensible-space rule for sales (Civil Code §1102.19): for a home in one of those zones, the seller must give the buyer documentation of compliance where a local ordinance requires it, or, where a government or qualified nonprofit agency offers inspections, documentation from an inspection in the six months before the sale. If the seller hasn't obtained it, buyer and seller sign a written agreement for the buyer to get it (within one year after closing where no local ordinance applies). Ask the local fire agency which applies. Wildfire exposure affects homeowners insurance availability and price. Get quotes during your inspection period, not after; if the standard market declines, the California FAIR Plan is the state's insurer of last resort and is usually paired with a separate difference-in-conditions policy. Confirm any parcel on the CAL FIRE viewer and in the Natural Hazard Disclosure.
HOA dues and rules
Lake Wildwood is a gated common-interest development run by the Lake Wildwood Association, so every lot pays assessments and follows CC&Rs and architectural rules. Per the Association's FY2026-27 annual disclosures, the General Assessment is $3,721 per member lot, up $73 (2.0%), and the Board doesn't anticipate any special assessments in 2026-27. Read the budget, reserve study and fee schedule during your contingency period.
Water
Treated water comes from the Nevada Irrigation District's Lake Wildwood system, which also serves Penn Valley; confirm sewer service and fees for a specific lot.
Flood zones
Lake Wildwood itself is mapped as a flood zone, but excluding the lake (Census hydrography), our check of FEMA's National Flood Hazard Layer found under 1% of the land in the CDP in a Special Flood Hazard Area; most land is Zone X, minimal flood hazard. Lakefront lots can still touch the mapped zone, so check the specific parcel. Look up any address on the FEMA Flood Map Service Center. Federally regulated lenders require flood insurance for homes in a mapped Special Flood Hazard Area (A or AE zones).
