Yuba City vs. Marysville: Which Is the Better Fit for You? (2026)

by Aaron Rose

Yuba City and Marysville face each other across the Feather River, about a 4-minute drive apart, and buyers moving to the Yuba-Sutter area often ask me which one fits them better. The short answer: Yuba City is the larger, newer and pricier city with far more homes for sale, and Marysville is the small, historic, more affordable city ringed by its own levee.

Below, I compare the two on home prices, the type and age of homes, commutes to Sacramento and Beale Air Force Base, school districts, flood and levee protection, water service, downtowns and everyday costs. Every number links to its source.

Key Takeaways: Yuba City vs. Marysville, 2026

  • Marysville costs less: the median single-family sold price was $300,500 in Marysville and $450,000 in Yuba City in September 2026 (RPR), and Census home values show the same gap.
  • Yuba City has far more choice: 121 single-family homes were for sale in Yuba City in September 2026, compared with 33 in Marysville.
  • Marysville’s homes are older: the median home was built in 1968 in Marysville and 1984 in Yuba City (Census ACS 2020-2024).
  • Commutes are nearly identical: both downtowns are about 50 to 55 minutes from downtown Sacramento and about 30 to 35 minutes from Beale Air Force Base by car, without traffic.
  • Both sit behind major levees: Yuba City’s Feather River West Levee Project was finished in 2020, and the Marysville Ring Levee’s construction is complete and in the certification process. Check the flood zone for every address.

Yuba City or Marysville: What Is the Quick Answer?

Neither city is better for everyone. Use this quick guide:

  • Choose Yuba City if you want more homes to choose from, newer subdivisions, more shopping and services close by and a larger, suburban-feeling city.
  • Choose Marysville if you want a lower purchase price, an older home with character, a compact historic downtown and a small-town feel.
  • Either works if you mainly care about the commute. The two downtowns are less than 2 miles apart by road, so many people live in one and work or shop in the other.

Marysville is clearly the lower-priced of the two. What Kind of Homes Will I Find in Each City?

Yuba City: Mostly Single-Family Homes and Newer Neighborhoods

Yuba City is a larger, more suburban city. About 68% of its homes are detached single-family houses, the median year built is 1984, and about 57% of households own their home. Expect a wide range of ranch-style homes, newer subdivisions and some mobile home parks (about 4% of homes).

Marysville: Older Homes and More Apartments

Marysville is one of California’s older cities, and its housing shows it: the median year built is 1968, and the city’s Historic Commercial District has been on the National Register of Historic Places since 1999. Only about 46% of homes are detached single-family houses, about 29% are in buildings with five or more units, and about 37% of households own their home.

That means more older bungalows and Victorian-era homes on a street grid, fewer homes for sale at any time, and more renters. Older homes can need updates to wiring, plumbing, roofs and foundations, so a thorough inspection matters.

Which City Is Better for Commuting to Sacramento or Beale AFB?

It is nearly a tie, because the two downtowns are so close. Here are typical drive times without traffic:

Drive times from each downtown, without traffic
Destination From downtown Yuba City From downtown Marysville
Downtown Sacramento 42.1 miles, about 53 minutes 41.4 miles, about 51 minutes
Sacramento International Airport 38.5 miles, about 51 minutes 37.7 miles, about 49 minutes
Beale Air Force Base (main base area) 19.5 miles, about 34 minutes 18.1 miles, about 32 minutes
Between the two downtowns 1.8 miles, about 4 minutes 1.8 miles, about 4 minutes

Source: OSRM routing on OpenStreetMap data, calculated October 28, 2026, with no traffic. Rush-hour times on Highways 99 and 70 can run longer, so drive your commute at the time you would actually travel.

Day to day, Census data show the average one-way commute is about 26.9 minutes for Yuba City residents and 28.3 minutes for Marysville residents. Marysville’s east-side location gives it a slight edge for Beale, and Highway 99 runs right through Yuba City for trips south.

Which School Districts Serve Yuba City and Marysville?

Most of Yuba City is served by the Yuba City Unified School District, though a few edge areas fall in other districts. Marysville is served by the Marysville Joint Unified School District, which also serves nearby Linda and Olivehurst.

District and attendance lines do not always follow city limits, and both areas have charter options. Always confirm the assigned schools for a specific address with the district before you buy.

What This Means If You Want to Buy

Your budget, the kind of home you want and how you feel about older houses will usually decide this for you.

  • Working with a tighter budget or buying your first home? Marysville’s September 2026 median sold price was about $149,500 lower than Yuba City’s. My Yuba County first-time buyer guide covers loan options.
  • Want a newer home or more choices? Yuba City had nearly four times as many single-family homes for sale.
  • Love older homes with character? Marysville’s historic streets have them, but budget for inspections and updates.
  • Explore both cities in my Yuba City and Marysville neighborhood guides.

How Do Flood Protection and Levees Compare?

Both cities sit on the valley floor near the Feather and Yuba Rivers and depend on levees, so flood risk is part of every purchase in either one.

Yuba City: The Feather River West Levee Project

The Sutter Butte Flood Control Agency and its partners repaired about 42.5 miles of the west Feather River levee. The project was completed in 2020 and provides 200-year protection to the urban area from Yuba City north to Biggs. My Yuba City flood zone and flood insurance guide explains FEMA zones and local insurance costs in detail.

Marysville: The Marysville Ring Levee

Marysville is completely surrounded by the 7.6-mile Marysville Ring Levee, which protects more than 12,700 residents and 3,731 structures. The U.S. Army Corps of Engineers says construction is complete and the team is working toward levee certification. Local engineers have said the levee meets FEMA’s 100-year standard and that FEMA certification is expected in 2027, while extra review on a few short sections may be needed to confirm the state’s 200-year urban standard (CBS Sacramento; Appeal-Democrat).

In both cities, look up the address on the FEMA Flood Map Service Center, ask your lender whether flood insurance will be required, and get a quote before you remove contingencies.

Who Provides Water in Yuba City and Marysville?

The two cities use different water systems. Yuba City runs its own water treatment plant, and its primary source is surface water from the Feather River (City of Yuba City). Marysville is served by Cal Water’s Marysville District, which has supplied the city since 1930 using groundwater wells (Cal Water).

Water rates, sewer and trash fees differ between the two, so ask the seller for recent utility bills during escrow.

What Is the Cost of Living Like in Each City?

Housing is the biggest difference. Census figures put the median home value at $434,600 in Yuba City and $292,300 in Marysville, and median gross rent at $1,454 and $1,295 a month. Incomes follow the same pattern: the median household income is $75,477 in Yuba City and $56,430 in Marysville.

Property taxes start at the same 1% base under Proposition 13 in both counties, but local bonds and special taxes vary by parcel. Some newer neighborhoods carry Mello-Roos (CFD) taxes, so check the tax bill for any home you consider. My Yuba County property tax and Mello-Roos guide shows how to look them up.

Which Downtown Has More to Do?

Marysville has the more historic downtown. Its Historic Commercial District covers blocks of 1850s through 1940s buildings, and the Bok Kai Temple, dedicated in 1880, is California Historical Landmark No. 889. Ellis Lake sits at the edge of downtown.

Yuba City is centered on the Plumas Street Shopping District, whose downtown business improvement district dates to 1999 (Yuba City Downtown Business Association). The Sutter Buttes rise on the city’s western skyline.

What This Means If You Want to Buy

A few checks before you write an offer will help you choose the right city and the right home.

  • Confirm city limits and county, since a Yuba City or Marysville mailing address can be in unincorporated Sutter or Yuba County.
  • Check the FEMA flood zone and get a flood insurance quote early.
  • Ask who provides water and sewer and look at recent utility bills.
  • Review the property tax bill for special taxes or Mello-Roos before you commit.
  • Have questions? Call me at 530-755-8479 or text me, and I will help you compare homes in both cities.
