Tips for Buying a New Construction Home
- Bring your own agent on your first visit. Many builders only work with your agent if you register then. The sales team represents the builder, not you.
- Compare what’s included, not just the base price. Solar (included, leased, or optional), appliances, landscaping, fencing, lot premiums, HOA dues, and Mello-Roos all change the real cost.
- Ask about incentives. Rate buydowns and closing-cost credits are common, but they usually require the builder’s preferred lender, apply to select homes, and change often. I never promise a specific incentive; we verify what’s live that week and compare it with outside financing.
- Get an independent inspection before drywall and again before closing.

Which builders are building new homes in Linda and Olivehurst?
LGI Homes (Goldfields Ranch and Dantoni Ranch in Linda), Silvermark Construction (Abby Ranch in Olivehurst), and KB Home, which is preparing Draper Ranch in Olivehurst with models under construction.
Are there single-story new homes in Linda and Olivehurst?
Yes. All three Abby Ranch plans are single-story, the current Dantoni Ranch plans are single-story, KB Home lists Draper Ranch plans as one-story, and Goldfields Ranch has single-story plans such as Baker, Keller, and Imperial.
Do these new homes have an HOA or Mello-Roos?
It varies by community. Abby Ranch lists no HOA and approximately $34 per month in Mello-Roos. For other communities, ask the builder for the HOA dues, special taxes, and total property-tax rate on the specific lot before you sign.
Do I need a real estate agent to buy a new construction home?
It isn’t required, but it’s highly recommended. The sales team represents the builder. Many builders compensate buyer’s agents, so representation is often at no extra cost to you (builder policies vary). Make sure your agent registers you on your first visit.
