Most of Roseville’s new construction is on the west side of town, in the Amoruso Ranch and Sierra Vista master plans. Here’s a guide to four communities (five neighborhoods) selling now, with plans and starting prices from each builder’s website.

West Roseville puts new neighborhoods close to Highway 65 and I-80 and the Westfield Galleria. As of October 2026, builder-listed starting prices in this guide run from about $520,000 to the mid-$700,000s.

4 New Home Communities Selling in Roseville

1. Allora and Tesoro at Amoruso Ranch (Brookfield Residential)

Amoruso Ranch is Brookfield Residential’s master plan, with six neighborhoods and walking trails along creeks. Brookfield builds two. Allora lists homes from $679,990 as of October 2026, with three two-story plans of 2,184 to 2,674 sq. ft., each with 4 bedrooms, 3 baths, and a two-car garage. Brookfield lists granite slab countertops and Whirlpool® kitchen appliances. Tesoro offers larger homes from $709,990: four plans of 2,339 to 4,066 sq. ft., including the single-story Residence 1, and three-car tandem garages on Residences 2–4.

Horton lists 192 homesites and four two-story plans of 1,378 to 1,874 sq. ft., with up to 5 bedrooms, 3 baths, and a two-car garage. The builder lists quartz kitchen countertops, stainless steel appliances, walk-in pantries, and fully fenced backyards with patios, and notes the community is in the Roseville City School District. Four plans are priced now, from 2,490 to 3,960 sq. ft., including the single-story Paige, with a fifth (Palmer) coming soon. Woodside lists five plans of 1,359 to 2,312 sq. ft., two single-story and three two-story, and notes nearby trails and parks.
