Buying a Home Near Beale Air Force Base: VA Loans, BAH and Where to Live in Yuba County (2026)
Getting orders to Beale Air Force Base, or already stationed there and tired of renting? The short answer: with full VA loan entitlement you can buy a home near Beale with no down payment, no monthly mortgage insurance and no VA loan limit, as long as your lender approves the loan and the appraisal supports the price. Your main decisions are where to live, how long your commute will be and what happens to the house when you PCS.
Below I walk through the 2026 VA funding fee, how BAH works for a Beale assignment, the 2026 conforming loan limit for Yuba County, and estimated drive times from Beale to eight nearby communities. Every number links to its source.
Key Takeaways: Buying a Home Near Beale AFB, 2026
- No VA loan limit with full entitlement: the VA says borrowers with full entitlement do not have a loan limit, though a lender still has to approve the loan and the maximum is the lower of the price or the appraised value.
- 2026 funding fee: first-time VA purchase loans with less than 5% down carry a 2.15% funding fee, 3.3% after first use; veterans receiving VA disability compensation are exempt.
- Closest communities: by my OSRM estimate from North Beale Road, Linda is about 11 minutes away, Marysville about 16, Olivehurst about 17 and Yuba City about 20, with no traffic.
- Yuba County’s 2026 conforming limit is $832,750 for a one-unit home, which matters if you have already used part of your VA entitlement.
Should You Buy a Home Near Beale AFB or Rent?
It depends on how long you expect to stay and what you want to do with the house when you leave. Buying can make sense when:
- You expect to be at Beale for several years, or you plan to stay in the area after you separate or retire.
- You would be comfortable owning a rental later, if you PCS and decide to keep the home instead of selling.
- You can use your VA benefit, which can mean little or nothing down and no monthly mortgage insurance.
- The trade-off: buying and selling both cost money, so a short tour can leave you with less equity than you expected, especially if prices are flat when you have to move.
How Does a VA Loan Work Near Beale AFB?
A VA-backed loan is made by a private lender and partly guaranteed by the Department of Veterans Affairs. According to the VA funding fee and closing costs page, the VA home loan program does not require a down payment or monthly mortgage insurance, which is a big part of why it is popular with service members at Beale.
Is There a VA Loan Limit in Yuba County?
Not if you have full entitlement. The VA’s entitlement and loan limits page says that if your Certificate of Eligibility shows full entitlement, you don’t have a loan limit, as long as you can afford the loan and the appraisal supports the price. VA loan limits for borrowers with full entitlement ended on January 1, 2020, under the Blue Water Navy Vietnam Veterans Act of 2019. Your lender still sets the amount you qualify for based on your credit, income, debts and assets, and the loan cannot be more than the purchase price or the appraised value, whichever is lower.
What If I Already Used My VA Entitlement?
If you still have a VA loan on another home, for example one you kept as a rental after your last PCS, you may have only partial entitlement. In that case the county loan limit comes back into play. The VA calculates your remaining entitlement as 25% of the county’s one-unit conforming loan limit minus the entitlement you have already used. For Yuba County in 2026, 25% of $832,750 is $208,187.50. Most lenders will lend up to four times your remaining entitlement with no down payment, and you can put money down to buy above that.
| Property type | Yuba County | Sutter County |
|---|---|---|
| One unit | $832,750 | $832,750 |
| Two units | $1,066,250 | $1,066,250 |
| Three units | $1,288,800 | $1,288,800 |
| Four units | $1,601,750 | $1,601,750 |

How Much Is the VA Funding Fee in 2026?
The funding fee is a one-time charge paid at closing or rolled into the loan. It is a percentage of the loan amount, not the price, and it depends on your down payment and whether you have used a VA loan before. These purchase-loan rates have been in effect since April 7, 2023, and are still the current rates on the VA site as of November 2026.
| Down payment | First use | After first use |
|---|---|---|
| Less than 5% down | 2.15% | 3.30% |
| 5% to under 10% down | 1.50% | 1.50% |
| 10% or more down | 1.25% | 1.25% |
Source: U.S. Department of Veterans Affairs, VA funding fee rate charts, effective April 7, 2023, checked November 2, 2026.
Here is the VA’s own example: a first-time VA borrower buying a $200,000 home with $10,000 down pays a funding fee of $2,850, which is 1.5% of the $190,000 loan. You don’t pay the fee at all if you receive VA compensation for a service-connected disability, if you are an active-duty service member who has received a Purple Heart, or if you meet one of the other exemptions on the VA page.
The VA also limits seller concessions to 4% of the home’s reasonable value, though credits for normal closing costs are not capped. Concessions can include paying your funding fee. The funding fee is the only cost you can finance into a VA purchase loan.
What This Means If You Want to Buy
Line up your VA paperwork before you start touring homes.
- Request your Certificate of Eligibility early, through your lender or the VA COE request page, and check whether it shows full entitlement.
- Ask your lender about the funding fee, including whether you are exempt and whether a 5% down payment is worth it for you.
- Negotiate for seller credits toward closing costs or the funding fee, within the VA’s 4% concession limit.
- Start browsing homes for sale on my website so you know what your budget buys near the base.
How Does BAH Work When You Buy Near Beale?
Basic Allowance for Housing is set by the ZIP code of your permanent duty station, your pay grade and whether you have dependents, not by where you choose to live. You can look up your exact 2026 rate with the Defense Travel Management Office’s official BAH rate lookup by entering a Beale ZIP code and your pay grade. Rates reset each January.
A few things to keep in mind when you use BAH to plan a mortgage payment:
- Lenders look at your whole budget, not just BAH. Your payment includes principal, interest, property taxes, homeowners insurance and, in some newer neighborhoods, Mello-Roos special taxes or HOA dues.
- Taxes vary by neighborhood. My guide to Yuba County property taxes and Mello-Roos explains why two similar homes can have very different tax bills.
- Living on less than your BAH leaves room for repairs, a rate change if you have other debt, or a vacancy if you rent the home out later.
- Check flood zones too. Parts of the valley floor are behind levees, and flood insurance can change your monthly cost.
Where Do People Live Near Beale AFB?
Most off-base housing near Beale is west and south of the base, on the valley floor around Linda, Olivehurst, Marysville, Plumas Lake and Wheatland, or across the Feather River in Yuba City. Buyers who want acreage often look northeast toward Browns Valley and Loma Rica. Here is how long each drive takes from North Beale Road at the west edge of the base, as estimated by the OSRM routing engine with no traffic.
| Community | Drive time | Distance |
|---|---|---|
| Linda | About 11 min | 5.3 mi |
| Marysville | About 16 min | 8.6 mi |
| Olivehurst | About 17 min | 9.2 mi |
| Yuba City | About 20 min | 10.2 mi |
| Wheatland | About 27 min | 17.3 mi |
| Plumas Lake | About 29 min | 17.8 mi |
| Browns Valley | About 35 min | 21.0 mi |
| Loma Rica | About 43 min | 25.3 mi |
Source: my calculation with the OSRM routing engine on OpenStreetMap road data, November 2, 2026, from a point on North Beale Road at the west edge of Beale AFB to each community’s center point. These are typical no-traffic estimates; gate lines, school traffic and your exact address and gate will change your real commute. Beale has more than one gate, and homes in Wheatland may be closer to a different one.
Linda and Olivehurst
Linda sits right on North Beale Road, about 11 minutes from the base by my estimate, and Olivehurst is about 17 minutes. Both have a mix of older homes and newer subdivisions. For a closer look at Olivehurst and its southern neighbor, see my Plumas Lake vs. Olivehurst comparison.
Marysville and Yuba City
Marysville is about 16 minutes away and Yuba City about 20 minutes, across the Feather River in Sutter County. Yuba City has the most shopping and the most homes to choose from. Compare the two in my Yuba City vs. Marysville guide, or browse the Marysville and Yuba City neighborhood guides.
Plumas Lake and Wheatland
Plumas Lake, about 29 minutes by my estimate, is mostly newer homes built since the early 2000s and sits closer to Sacramento. Wheatland, about 27 minutes from North Beale Road, is a small city south of the base. Many newer homes in this part of the county carry Mello-Roos taxes, so check the total tax bill before you compare prices.
Browns Valley and Loma Rica
If you want land, a shop or room for animals, Browns Valley (about 35 minutes) and Loma Rica (about 43 minutes) are rural foothill areas northeast of Marysville. Expect wells, septic systems and longer drives. My guide to buying land or a rural home in Yuba County covers what to check, and you can browse the Browns Valley and Loma Rica neighborhood guides.
What This Means If You Want to Buy
Pick your commute first, then your neighborhood.
- Drive the route at the time you would actually commute before you write an offer.
- Compare total monthly cost, including Mello-Roos, HOA dues and flood insurance. My flood zone and flood insurance guide explains how levee areas work.
- If this is your first home, my first-time home buyer guide for Yuba County walks through the steps.
- Check recent sales, not just list prices; see recently sold homes before you make an offer.
PCS Timing Tips: Buying and Selling Around Your Orders
Buying When You PCS to Beale
- Get pre-approved as soon as you have orders. Lenders usually want a copy of your orders, and some can approve you before you arrive.
- Plan to live in the home. A VA purchase loan requires that you intend to occupy the home as your primary residence, so ask your lender how the occupancy rules apply to your report date.
- Build in time for the VA appraisal. The appraiser checks value and the VA’s minimum property requirements, so older homes may need repairs before closing.
- Consider a virtual first look. If you are buying from out of state, video tours can help you narrow the list before your house-hunting trip.
Selling When You PCS Away From Beale
- Decide early: sell or rent. Keeping the home as a rental may tie up part of your VA entitlement until that loan is paid off.
- Start about 60 to 90 days before your move if you can, so you have time to prepare the home, list it and close without managing it from across the country.
- Know your loan options. VA loans can be assumed by a qualified buyer, and the VA charges a 0.5% funding fee on assumptions, which can appeal to buyers if your rate is low.
- Know your number. Get a free home value estimate so you can compare selling with renting.
What This Means If You Want to Sell
Military buyers are a big part of the market near Beale, so be ready for VA offers.
- Expect VA financing. A VA offer is a strong offer, but the appraisal also checks condition, so fix peeling paint, roof leaks and safety issues before you list.
- Be flexible on timing. Buyers with PCS orders often have fixed report dates, and a quick, predictable close can win you the deal.
- Plan for credits. VA buyers often ask for closing cost help or for the seller to cover the funding fee, within the VA’s 4% concession limit.
- Talk it through. Call me at 530-755-8479 or text me to plan a sale around your orders.
FAQ: Buying a Home Near Beale AFB
Can I buy a house near Beale AFB with no money down?
Often, yes. A VA-backed loan does not require a down payment for borrowers with full entitlement, as long as the lender approves you and the appraisal supports the price, though you still need money for some closing costs.
Is there a VA loan limit in Yuba County in 2026?
Not if you have full entitlement. The VA removed loan limits for borrowers with full entitlement on January 1, 2020; if you have partial entitlement, the 2026 Yuba County one-unit limit of $832,750 is used to figure your remaining entitlement.
How much is the VA funding fee in 2026?
It depends on your down payment and prior VA use. For a purchase, the fee is 2.15% for first use with less than 5% down, 1.5% with 5% or more down and 1.25% with 10% or more down; after first use, it is 3.3% with less than 5% down.
Who is exempt from the VA funding fee?
Veterans receiving VA compensation for a service-connected disability are exempt. Other exemptions include eligible surviving spouses receiving Dependency and Indemnity Compensation and active-duty service members who have received a Purple Heart.
Does a VA loan have PMI?
No. The VA home loan program does not require monthly mortgage insurance; instead, most borrowers pay a one-time funding fee.
How is BAH set for Beale AFB?
By your duty station ZIP code, pay grade and dependency status. Use the Defense Travel Management Office BAH rate lookup with a Beale ZIP code to see your exact 2026 rate.
What is the closest town to Beale AFB?
Linda is one of the closest. By my OSRM estimate, Linda is about 11 minutes from North Beale Road at the base’s west edge, Marysville about 16 minutes, Olivehurst about 17 and Yuba City about 20, with no traffic.
Should I sell or rent out my house when I PCS from Beale?
It depends on your finances and plans. Renting can keep part of your VA entitlement tied up and makes you a long-distance landlord, while selling frees your entitlement and equity, so compare both with real numbers before you move.
