Moving to Nevada County, CA (2026): Cost of Living, Commute, Towns and What to Know Before You Relocate

by Aaron Rose

Thinking about moving to Nevada County from the Bay Area, Southern California or Sacramento? The short answer: Nevada County’s median home value is about $621,800, roughly 25% below Los Angeles County and less than half of San Francisco, according to Census estimates, but about 16% above Sacramento County. Grass Valley comes in lower at $482,200. The trade-off is distance: downtown Sacramento is about 1 hour 15 minutes from downtown Grass Valley with no traffic, and San Francisco is close to 3 hours.

I help people buy foothill homes, acreage and rural property across Nevada, Yuba and Sutter counties, and I made a big move myself: my family and I relocated from Southern California to the Yuba-Sutter foothills, about 50 minutes from Grass Valley. Below I walk through home values, rents, drive times, the main towns and the questions I hear most from people relocating to the Sierra foothills. Every number links to its source.

Key Takeaways: Moving to Nevada County, 2026

  • Home values: Nevada County’s median home value is $621,800 (Census ACS 2020-2024), compared with $534,200 in Sacramento County, $834,200 in Los Angeles County and $1,394,500 in San Francisco. Grass Valley is $482,200; Truckee is $947,900.
  • Rent: median gross rent in Nevada County is $1,677 a month, versus $1,790 in Sacramento County and $2,857 in Santa Clara County.
  • Commute: by my OSRM estimate with no traffic, Auburn is about 36 minutes from downtown Grass Valley, Roseville about 56, downtown Sacramento about 1 hour 15 minutes and Truckee about 1 hour 12 minutes.
  • Before you buy: get a fire insurance quote early, ask whether the home is on a well and septic, and drive the roads in winter.

Where Is Nevada County, and Why Are People Moving Here?

Nevada County sits in the Sierra Nevada foothills northeast of Sacramento and stretches all the way east to Truckee near Lake Tahoe. Most residents live in western Nevada County, around Grass Valley, Nevada City (the county seat), Penn Valley and the Lake Wildwood and Lake of the Pines communities. The Census Bureau estimates about 102,481 people live in the whole county, so it feels small and rural compared with the metro areas most newcomers leave.

The reasons I hear most from people moving here:

  • Room to spread out, with homes on larger lots, acreage and forested land that would cost far more closer to the coast.
  • Foothill scenery and four mild seasons in the western county, with real snow country up toward Truckee.
  • Remote or hybrid work that makes an occasional drive to Sacramento, Roseville or the Bay Area workable.
  • Historic small towns. Grass Valley and Nevada City grew up in the Gold Rush, and their downtowns still show it. My Grass Valley vs. Nevada City comparison breaks down the differences.

What Does a Home Cost in Nevada County Compared With Where You Live Now?

The Census Bureau’s American Community Survey asks owners what their home is worth. Those estimates trail the market and are not sale prices, but they are the best apples-to-apples way to compare places. Small towns have wider margins of error, so treat the town numbers as ballpark figures.

Is the Cost of Living Lower Overall?

For housing, it depends on where you are coming from. Bay Area and Southern California buyers usually get much more home and land here. Sacramento buyers may pay a bit more for the foothill setting. Incomes vary too: Nevada County’s median household income is $89,882, Grass Valley’s is $51,764 and Truckee’s is $130,462. If you keep a Bay Area or Sacramento paycheck while working remotely, your housing dollars stretch further. If you plan to work locally, compare pay as carefully as home prices.

Also budget for the costs that come with foothill living: homeowners insurance in wildfire areas, well and septic upkeep on rural lots, propane in some areas, snow gear at higher elevations and HOA dues in the gated lake communities. My guide to defensible space and fire insurance explains the fire side.

What This Means If You Want to Buy

Your money can go further here, but price the insurance and the land, not just the house.

  • Get pre-approved early. The 2026 conforming loan limit for a one-unit home in Nevada County is $832,750, per the FHFA, so most homes outside Truckee fit a conforming loan.
  • Get an insurance quote before you write an offer, especially for homes surrounded by trees or on larger lots.
  • Ask about water and wastewater. Many rural homes have a private well and septic system. My well and septic guide for Nevada County covers what to inspect.

How Long Is the Commute From Nevada County?

Highway 49 runs south from Grass Valley to Auburn and Interstate 80, and Highway 20 heads west through Penn Valley toward Yuba City and Marysville. Truckee sits on Interstate 80 in the eastern part of the county. I ran drive times from downtown Grass Valley with the OSRM routing engine on OpenStreetMap data. These are no-traffic estimates, so add time for rush hour, chain controls and winter weather.

Estimated drive times from downtown Grass Valley, no traffic

Nevada City 6 minutes 4 miles
Penn Valley 13 minutes 8 miles

Downtown Sacramento 1 hour 15 minutes 56 miles
Sacramento Airport (SMF) 1 hour 25 minutes 64 miles

Here is what surprises people: the Census mean commute for Nevada County workers is 23.6 minutes, shorter than Sacramento County’s 27.3 and Alameda County’s 31.0, and Grass Valley workers average just 16.9 minutes. Many residents work locally or from home. A daily round trip to the Bay Area is not realistic for most people, so the Bay Area buyers I work with here are usually remote or hybrid.

Which Nevada County Town Is Right for You?

Rather than rank towns, here is how I help relocating buyers think about the main options. Each one links to my local area guide.

Grass Valley

The largest city in western Nevada County, with an estimated 14,113 residents. You get a historic downtown, the most shopping and services in the area, and a mix of older homes in town and newer neighborhoods on the edges. It also has the lowest median home value of the towns in this guide. See my Grass Valley area guide.

Nevada City

The county seat, about 6 minutes from Grass Valley, with an estimated 3,172 residents. Expect Victorian-era homes near its historic downtown and wooded properties in the hills around it. See my Nevada City area guide.

Penn Valley and Lake Wildwood

Penn Valley is an unincorporated community about 13 minutes west of Grass Valley on Highway 20, with rural lots, small ranches and open oak country. Lake Wildwood, next to Penn Valley, is a gated lake community with an HOA. Explore the Penn Valley guide and the Lake Wildwood guide.

Lake of the Pines

Another gated lake community with an HOA, south of Grass Valley off Highway 49 toward Auburn. Its Census median home value is $664,300, versus $551,800 in Lake Wildwood. My Lake Wildwood vs. Lake of the Pines comparison compares the two side by side.

Truckee

Truckee is part of Nevada County but is a very different market: a mountain town on Interstate 80 near Lake Tahoe, about 1 hour 12 minutes east of Grass Valley, with the highest median home value in the county at $947,900. Plan for heavy winter snow and resort-area pricing.

Rural Land and Acreage

Rural property is my strong suit. Outside the towns you will find acreage, small ranches and forested parcels throughout the foothills. Land comes with its own checklist: wells, septic, road access and maintenance, zoning, fire hazard and insurance. Read my well and septic guide before you shop for land.

What Should You Know Before Relocating to Nevada County?

  • Wildfire and insurance. Much of the county is forested foothill land. Insurance availability and cost vary by property, so get a quote early and look at defensible space around the home.
  • Winter. Western Nevada County gets cool, wet winters and occasional snow; Truckee gets heavy snow. My guide to buying in Nevada County in winter covers what to check.
  • Wells, septic and propane. Many homes outside town limits rely on private wells, septic systems and propane rather than city services.
  • Internet. If you work remotely, confirm the actual internet options at the address before you commit.
  • Visit in more than one season. Drive the roads on a weekday morning, a weekend and, if you can, in winter before you choose a property.

What This Means If You Want to Buy From Out of the Area

Most of a long-distance purchase can happen remotely, but plan at least one visit.

  1. Start with video tours to narrow the list, then plan a weekend to see your top homes and drive the routes you will use.
  2. Build your inspection period around rural due diligence, including well flow and water quality, septic inspection and an insurance quote.
  3. Use local guides. Get my free local guides for Nevada County and nearby foothill towns.

What This Means If You Want to Sell

Most relocating buyers are also selling a home somewhere else, and timing is the hard part.
