Moving to Yuba City, CA (2026): Cost of Living, Commute, Neighborhoods and What to Know Before You Relocate
Thinking about moving to Yuba City from the Bay Area, Sacramento or Southern California? The short answer: Yuba City’s median home value is about $434,600, about 19% below Sacramento County and roughly half or less of Los Angeles, Orange and Bay Area counties, according to Census estimates. The trade-off is distance: downtown Sacramento is about 53 minutes away with no traffic, and San Francisco is about 2.5 hours.
I know this move firsthand. My family and I relocated from Southern California to the Yuba-Sutter area, and today we live in Browns Valley, where my kids go to school in the Yuba-Sutter Foothills. Below I walk through home values, rents, commute times, the kinds of neighborhoods you will find and the questions I get most from people relocating here. Every number links to its source.
Key Takeaways: Moving to Yuba City, 2026
- Home values: Yuba City’s median home value is $434,600 (Census ACS 2020-2024), compared with $534,200 in Sacramento County, $834,200 in Los Angeles County and $1,394,500 in San Francisco.
- Rent: median gross rent in Yuba City is $1,454 a month, versus $1,790 in Sacramento County and $2,857 in Santa Clara County.
- Commute: by my OSRM estimate with no traffic, downtown Sacramento is about 53 minutes from downtown Yuba City, Sacramento International Airport about 51 and Beale AFB about 34.
- Before you buy: check the flood zone and insurance cost for the exact address, and drive your real commute at rush hour.
Where Is Yuba City, and Why Are People Moving Here?
Yuba City is the county seat of Sutter County, in the northern Sacramento Valley, about 40 miles north of Sacramento. It sits on the west bank of the Feather River, right across from Marysville, and together the two cities anchor the Yuba-Sutter area. The 2020 Census counted 70,117 residents in Yuba City. You can get the full local picture in my Yuba City neighborhood guide.
Most people I talk to are moving here for some mix of these reasons:
- More home for the money than in the Bay Area, Southern California or much of the Sacramento area.
- A single-family home with a yard, which is the most common type of housing in Yuba City.
- Remote or hybrid work that makes a longer occasional drive to Sacramento or the Bay Area workable.
- Room to spread out, with orchards, farmland and foothill acreage just outside town.
What Does a Home Cost in Yuba City Compared With Where You Live Now?
The Census Bureau’s American Community Survey asks owners what their home is worth. Those estimates trail the market and are not sale prices, but they are the best apples-to-apples way to compare places. Here is how Yuba City stacks up against the areas most of my relocation clients come from.
| Area | Median home value | Median household income | Mean commute |
|---|---|---|---|
| Yuba City | $434,600 | $75,477 | 26.9 min |
| Sutter County | $433,500 | $79,704 | 27.1 min |
| Sacramento County | $534,200 | $92,175 | 27.3 min |
| Los Angeles County | $834,200 | $90,112 | 30.4 min |
| Orange County | $962,600 | $116,289 | 26.7 min |
| Alameda County | $1,090,100 | $129,367 | 31.0 min |
| San Francisco | $1,394,500 | $140,970 | 30.4 min |
| Santa Clara County | $1,490,600 | $164,281 | 26.2 min |

Put another way, Yuba City’s median home value is about 19% below Sacramento County, 48% below Los Angeles County, 55% below Orange County and 69% below San Francisco. For current sale prices, days on market and inventory, see my Yuba City housing market update.
What Does It Cost to Rent in Yuba City?

| Area | Median gross rent |
|---|---|
| Yuba City | $1,454 |
| Sutter County | $1,439 |
| Sacramento County | $1,790 |
| Los Angeles County | $1,954 |
| Orange County | $2,434 |
| Alameda County | $2,357 |

Is the Cost of Living Lower Overall?
Housing is the biggest difference. Incomes are lower here too: Yuba City’s median household income is $75,477, compared with $92,175 in Sacramento County and $164,281 in Santa Clara County. If you are keeping a Bay Area or Sacramento paycheck while working remotely, your housing dollars stretch much further. If you plan to find a local job, compare pay as carefully as you compare home prices.
Don’t forget the costs that change with the address: flood insurance in some zones, property taxes and any special taxes, and HOA dues in some newer neighborhoods. My guide to property taxes and Mello-Roos explains how California property taxes are figured.
What This Means If You Want to Buy
Your budget goes further here, but compare the full monthly cost, not just the price.
- Get pre-approved with a local lender in mind. The 2026 conforming loan limit for a one-unit home in Sutter County is $832,750, per the FHFA, so most Yuba City homes fit a conforming loan.
- Ask for the flood zone and an insurance quote early. My Yuba City flood zone guide shows how to check an address.
- Look at homes before you list your current one, so you know what your equity buys. You can search homes for sale on my site any time.
How Long Is the Commute From Yuba City?
Yuba City sits on Highway 99 and Highway 20, and Highway 70 runs through Marysville just across the river. I ran drive times from downtown Yuba City with the OSRM routing engine on OpenStreetMap data. These are no-traffic estimates, so add time for rush hour.
| Destination | Drive time | Distance |
|---|---|---|
| Beale AFB | 34 minutes | 20 miles |
| Roseville | 50 minutes | 37 miles |
| Sacramento Airport (SMF) | 51 minutes | 38 miles |
| Downtown Sacramento | 53 minutes | 42 miles |
| Chico | 1 hour 3 minutes | 46 miles |
| Davis | 1 hour 5 minutes | 53 miles |
| Oakland | 2 hours 22 minutes | 112 miles |
| San Francisco | 2 hours 31 minutes | 118 miles |
| Los Angeles | 7 hours 53 minutes | 425 miles |

One thing that surprises people: the Census mean commute for Yuba City workers is 26.9 minutes, close to Sacramento County’s 27.3 and shorter than Alameda County’s 31.0. Many residents work locally, while others make the longer drive south. A daily round trip to the Bay Area is a long day, so most people I work with who keep Bay Area jobs are remote or hybrid. If you work at Beale, my guide to buying near Beale AFB has drive times from the base to eight communities.
What Are Yuba City’s Neighborhoods Like?
Yuba City is mostly single-family homes. According to the same Census data, about 68% of housing units are detached single-family homes, and the median home was built in 1984. Rather than rank neighborhoods, here is how I help relocating buyers think about the options:
Established Neighborhoods Near Downtown
Older homes on mature, tree-lined streets close to downtown shops and the Feather River. Expect more variety in style and condition, so inspections matter.
Newer Subdivisions
Newer tract homes with modern floor plans and energy features. Ask whether the neighborhood has an HOA or a special tax district, and add those costs to your budget.
Rural and Country Properties
Orchards, farmland and small acreage surround the city, and the foothills of Browns Valley and Loma Rica are a short drive east. Rural property is my strong suit, and it comes with its own checklist: wells, septic, zoning, access and fire insurance. My guide to buying land or a rural home in Yuba County covers it, and you can explore the Browns Valley and Loma Rica guides.
Should I Look at Marysville or Plumas Lake Too?
Yes, if you want to compare. Marysville is across the Feather River and has lower median values. Plumas Lake, south of Marysville, has many newer homes. See my Yuba City vs. Marysville comparison and Plumas Lake vs. Olivehurst comparison.
What Should You Know Before Relocating to Yuba City?
- Flood risk and levees. Yuba City is protected by levees along the Feather River; the Feather River West Levee Project repaired 42.5 miles of levee and was completed in 2020. Your lender and insurer still go by the FEMA flood zone for each address.
- The weather. Like the rest of the Sacramento Valley, summers are hot and dry and winters are mild and wet. Plan for air conditioning costs and shade.
- Agriculture is part of daily life. Orchards and farms are close to many neighborhoods, so expect seasonal farm activity nearby.
- Visit at different times. Drive the area on a weekday morning, a weekend and after dark before you choose a street.
- First-time buyer? My first-time buyer guide for Yuba County covers loan limits and closing costs.
What This Means If You Want to Buy From Out of the Area
You can do most of a long-distance purchase remotely, but plan one visit.
- Start with video tours to narrow the list, then plan a weekend to see your top homes and drive the commute.
- Write your contingencies around your move, including inspection, appraisal and loan timelines that fit your current lease or sale.
- Use local guides. Get my free local guides for Yuba City and the surrounding towns.
What This Means If You Want to Sell
Most relocating buyers are also selling a home somewhere else, and the timing is the hard part.
- Decide which comes first. Selling first gives you a firm budget; buying first may require a contingent offer or bridge financing.
