The 2020 Census counted 49,757 residents and 19,480 housing units on 24.2 square miles of land, up 16% from 42,819 in 2010. What is the history of Lincoln?
Per the Lincoln Downtown Association, the Nisenan village of Ba-Mu-Ma was the first known settlement here. The town was laid out in 1859 as the planned terminus of the California Central Railroad. It was named for the railroad's president, Charles Lincoln Wilson, using his middle name, and the tracks arrived in October 1861. Coal mining in the 1870s revealed high-quality clay, which led to the founding of the Gladding, McBean pottery. The city says it was incorporated on August 18, 1890. Placer LAFCO lists August 7.
Gladding, McBean (601 7th St.) still operates in Lincoln. The company dates its founding to May 12, 1874; the downtown association gives 1875. It says its Lincoln plant was the first on the Pacific Coast to make terra cotta trim, and that it employed up to 750 people at its 1940s–50s peak. The Feats of Clay ceramics exhibition was held at the factory from 1987 to 2011.
What are Lincoln's main neighborhoods?
Historic downtown: The original town grid beside the railroad holds the older homes, shops and civic buildings. City Hall is at 600 6th Street, and Lincoln High and Glen Edwards Middle are nearby, per NCES.

Things every buyer should know in Lincoln
Fire hazard zones and insurance
Lincoln is mostly a Local Responsibility Area (the city provides fire protection). Our check of the state's 2025 LRA map against the 2020 Census city boundary found High ≈6%, Moderate ≈30% of city area, plus non-wildland (unzoned) areas. Percentages are approximate. Wildfire exposure affects homeowners insurance availability and price. Get quotes during your inspection period, not after; if the standard market declines, the California FAIR Plan is the state's insurer of last resort and is usually paired with a separate difference-in-conditions policy. Confirm any parcel on the CAL FIRE viewer and in the Natural Hazard Disclosure.
HOA dues and Mello-Roos (CFD) taxes
Many Lincoln neighborhoods carry special taxes. Lincoln Crossing is in CFD No. 2003-1, with FY 2024-25 rates from about $1,150 to $3,577 a year depending on home size; Twelve Bridges is in Assessment District No. 1995-1. Newer subdivisions and Sun City Lincoln Hills also have HOA dues. Get the parcel's exact amounts from the tax bill and HOA documents.
Water
The City of Lincoln distributes treated water bought wholesale from the Placer County Water Agency.
Flood zones
Our check of FEMA's National Flood Hazard Layer across the 2020 Census boundary found about 9% in a mapped Special Flood Hazard Area (zones A, AE), which can include creek, river and lake surfaces. Look up any address on the FEMA Flood Map Service Center. Federally regulated lenders require flood insurance for homes in a mapped Special Flood Hazard Area (A or AE zones).
New construction
Lincoln has active new-home communities, including Liberty at Lincoln (for example, Meritage Homes' Legacy at Liberty). Builder contracts differ from resale contracts, and new phases usually include CFD taxes. Bring your own agent to your first model-home visit.
